PET INFORMATION

We are pet friendly and permit pets at most locations. Breed and size restrictions apply to Dobermans, Rottweiler's, Pit Bulls, Chows, reptiles and pot bellied pigs. We require a pet deposit of $200 and charge a $25 monthly fee for each pet. All pets are subject to approval by management.




RENTER'S INSURANCE

RENTER'S INSURANCE IS REQUIRED FOR ALL RESIDENTS TO PROTECT YOURSELF AND YOUR PROPERTY. THE COST IS LESS $10 PER MONTH. THERE IS NO APPLICATION AND ACCEPTENCE IS GUARANTEED.

We are very proud of our apartment communities and our reputation for quality of life and safety. Even when great care is exercised, accidents do happen. As communicated in your lease, damage caused by a resident is the financial responsibility of that resident. Accidents, such as bathtubs overflowing, kitchen fires or damage to the common areas, can create significant financial hardship for residents. Insurance coverage with a minimum $100,000 resident liability or property damage limit is now a requirement for all new residents and lease renewals in your community.

As an existing resident, you are not required to furnish proof of renters insurance, but it is strongly recommended. You may choose the insurance company and policy limits that are most appropriate for your situation, but we do recommend the minimum resident liability limit of $100,000. If you arrange your own policy please provide proof of this coverage, with the name of your apartment community listed on the policy as an "additional interest" or "interested party".

Please note that this community's insurance does not cover a resident's possessions if they are damaged or stolen. To obtain coverage for your possessions we strongly recommend you purchase a policy that includes "contents" insurance.

For residents that do not have a specific insurance agent identified, First American Property & Casualty Insurance Company has made available Renters Insurance Select, a convenient, affordable insurance program developed for apartment residents. There is no application and acceptance is guaranteed for residents of OLIVER PROPERTIES.

REFERRAL PROGRAM

Oliver Properties offers a $250 referral payment or credit to current and former residents for referring a new resident to us. The referral payment is made when the following criteria are met:

  1. perspective resident must advise us upon initial contact that they have been referred by you, and you must be listed on the perspective resident's lease application as the referring party at the time of application;
  2. perspective resident must apply and be approved by management; and
  3. perspective resident must move into new unit. Payment checks and rental credits are issued within 30 days of the new resident moving in.
